Job Description

We are a real estate acquisitions and investor education company based in the United States. We help real estate investors find, evaluate, fund, and close more deals through our signature coaching program. We run active social media advertising campaigns that generate inbound leads daily, and we are expanding our outbound reach on LinkedIn and Instagram to connect with more qualified prospects.

We are looking for a sharp, organized, and highly communicative specialist to join our team full-time and own the front end of our sales pipeline.

Role Overview

This is not a passive role. You will be the first human touchpoint for every lead that enters our ecosystem — whether they came from a paid ad, a cold DM, or a LinkedIn message you sent yourself. Your primary mission is to keep our sales calendar full with qualified, confirmed appointments.

You will own cold outbound prospecting on LinkedIn and Instagram, speed-to-lead phone follow-up for inbound leads, full CRM and pipeline management, appointment confirmation, and re-engagement follow-up with warm prospects.

Key Responsibilities

Cold Outbound — LinkedIn

  • Prospect Research: Use LinkedIn Sales Navigator to identify and research qualified prospects matching our ideal customer profile (U.S.-based real estate investors).
  • Outreach & Follow-Up: Send personalized outbound connection requests and multi-step follow-up messages using approved scripts.
  • Conversation Management: Manage all LinkedIn DM conversations and guide prospects toward a booked call.
  • Account Safety: Operate strictly within LinkedIn's daily outreach limits to protect account health and avoid restrictions.
  • Data Entry: Log all outreach activity and conversation outcomes inside the CRM daily.

Cold Outbound — Instagram

  • Lead Identification: Search relevant hashtags, accounts, and engagement signals to identify qualified prospects.
  • Sequence Management: Send outbound DMs using approved messaging sequences tailored to our offer.
  • Inbox Management: Manage all Instagram DM conversations and convert interest into booked calls.
  • Compliance: Adhere strictly to Instagram's daily messaging limits and community guidelines to protect account standing.
  • Tracking: Track all Instagram outreach and responses inside the CRM.

Inbound Lead Management — Speed to Lead

  • Inbound Monitoring: Monitor inbound DMs on Instagram and LinkedIn from prospects responding to our paid ad campaigns.
  • Rapid Response: Call every new inbound lead within 5 minutes of opt-in — no exceptions.
  • Chatbot Intervention: Intercept and support AI chatbot conversations when a live human response is needed.
  • Qualification: Qualify leads over the phone using our qualification framework.
  • Calendar Management: Book all qualified leads directly onto the sales calendar.

CRM & Pipeline Management

  • Data Hygiene: Keep the CRM clean, accurate, and fully up to date at all times.
  • Lead Retention: Ensure every open conversation is responded to — no lead goes dark on your watch.
  • Pipeline Tracking: Move leads through pipeline stages correctly based on call and conversation outcomes.
  • Re-engagement: Re-engage dormant leads in the pipeline through phone calls, texts, and DMs.
  • Calendar Optimization: Remove unconfirmed appointments from the calendar to keep availability open for responsive prospects.

Appointment Confirmation & Follow-Up

  • Confirmation Cadence: Confirm every booked appointment in the window between booking and the scheduled call time.
  • No-Show Management: Proactively remove no-confirm appointments from the calendar when a prospect becomes non-responsive.
  • Post-Call Follow-Up: Follow up with prospects who attended a sales call but did not close, with the goal of rebooking them with our closer.
  • Pipeline Nurturing: Maintain a consistent follow-up cadence across all warm pipeline contacts.

Qualifications & Skills

Note: Experience with LinkedIn Sales Navigator is a mandatory requirement for this role.

  • Proven experience as an appointment setter, outbound sales VA, or lead generation specialist.
  • Hands-on experience with LinkedIn Sales Navigator (required — not negotiable).
  • Real experience running outbound Instagram DM campaigns for lead generation (not just personal use).
  • Deep understanding of LinkedIn and Instagram platform limits, warm-up best practices, and how to avoid account flags or restrictions.
  • Experience working inside GoHighLevel or a similar robust CRM (strongly preferred).
  • Excellent English communication skills — written and spoken, confident on the phone with U.S. prospects.
  • A track record of making outbound phone calls and handling live conversations professionally.
  • High personal accountability for pipeline hygiene and daily activity targets.
  • Availability to work full-time during U.S. Eastern Time business hours.
  • Ability to self-manage, stay organized, and hit activity targets without micromanagement.
