Job Description
Most cold callers can book a generic appointment. Far fewer know how to work FSBO and expired listings specifically — sellers who've already been burned by a bad experience, are skeptical of agents, and need a different approach than a cold lead. That's the specialization we're hiring for.
What this role actually requires
You'll be calling For Sale By Owner and expired listings daily, working from lead lists pulled from sources like REDX, Vulcan7, or similar. This isn't a script-and-dial job — sellers in this category have usually already said no to someone, so the job is reading the situation, handling objections naturally, and figuring out why the property didn't sell or why they're trying to go it alone.
Your goal is qualifying real motivation — is this seller actually ready to move, or just testing the waters — and booking appointments with the agent for the ones worth pursuing. Every call, whether it converts or not, gets logged in the CRM with clear notes so nothing about the seller's situation gets lost before the agent follows up.
Consistency matters as much as skill here. FSBO and expired leads go cold fast, so daily call volume and quick follow-up on callbacks are non-negotiable.
What you need to bring
Real experience specifically with FSBO or expired listing outreach — not just general appointment setting or lead qualification. You need thick skin; this lead type gets more pushback than average, and the ones who succeed here don't take a "no" personally. Strong objection-handling instincts and natural, unscripted conversation skills matter more than a polished pitch. Comfort with a CRM and real estate dialer tools is expected, and you should be someone who thrives on volume without losing quality on individual calls.
Experience with REDX, Vulcan7, Mojo, or similar lead sources. A track record of conversion rates on FSBO/expired specifically, not just general real estate cold calling. Familiarity with common seller objections in this category and how to work through them.
