Job Description
Real estate investment company acquiring properties for fix-and-flip and rental portfolio needs acquisitions VA finding deals before competition discovers them. You will research potential properties, analyze numbers, contact sellers, and coordinate with our acquisition manager on properties worth pursuing.
Property research and lead generation
Search MLS, Zillow, and off-market sources identifying properties matching our buying criteria. Pull property records researching ownership history, liens, and title issues before we make offers. Skip trace property owners finding contact information for motivated sellers. Analyze comparable sales determining after-repair value and potential profit margins. Calculate repair estimates using photos and property details estimating rehab costs accurately. Run deal analysis spreadsheets determining maximum allowable offer based on our return requirements. Create property packages summarizing key details for acquisition manager review. Flag urgent deals requiring immediate action before other investors submit offers.
Seller outreach and coordination
Cold call property owners introducing our company and gauging seller motivation. Send direct mail campaigns to targeted lists following up with responses. Schedule property showings coordinating between sellers and our local inspection team. Negotiate initial terms getting properties under contract at favorable prices. Maintain CRM tracking all property leads, conversations, and deal status. Follow up persistently with warm leads staying top-of-mind until sellers are ready. Coordinate with title company ordering preliminary reports and managing closing timelines.
Real estate investment experience required
3+ years working in real estate acquisitions understanding investment property analysis. Knowledge of fix-and-flip and rental property investment strategies including ARV calculations. Experience with property research tools and MLS platforms finding deal opportunities. Understanding of US real estate terminology and transaction process. Strong cold calling skills building rapport with property owners quickly. Analytical ability evaluating deals quickly separating good opportunities from bad. Organized system tracking multiple properties in pipeline without losing details. Bonus mindset driven to find deals that close since compensation tied to successful acquisitions.
